TCG Real Estate Launches Premium Managed Living With Yukio

TCG Real Estate, part of The Chatterjee Group, has entered the premium managed-living segment with Yukio, a residential brand aimed at young professionals. The venture arrives as the residential market sees the emergence of professionally operated accommodation models that combine housing with services, amenities and community-focused experiences. Pratap Chatterjee, founding leader and executive director-CFO of TCG Real Estate, said the brand is designed around the changing expectations of young professionals.

Yukio’s offering goes beyond conventional rental accommodation. Residents have access to amenities including a game lounge, gym, yoga deck and basketball ground, along with community-driven activities. The managed-living brand provides ready-to-move-in residences along with ergonomically designed spaces, nutritious meals, professional housekeeping and laundry services. Its offering also includes wellness amenities, community programmes and digitally powered resident services.

TCG is a diversified business conglomerate with operations spanning petrochemicals, chemicals, real estate, technology, life sciences and financial services. The company plans to take Yukio beyond Pune and expand into other metro cities across India, extending its premium managed-living model to a broader base of young professionals.

“India’s urban housing setting is evolving rapidly, with young professionals seeking higher living standards and a stronger sense of belonging,” Chatterjee said. “Through Yukio, the TCG has entered a category that moves beyond traditional rental housing to build an ecosystem where residents can live, learn and grow. In less than a year, Yukio has grown its residential capacity to more than 1,000 beds across two properties in Pune — Yukio Jobs and Yukio Gates. The company is therefore accelerating its growth plans with the addition of another 1,500 beds over the next year.

For a young professional moving to a new city, the sheer logistics of setting up a home can be daunting. Yukio attempts to solve this by bundling essential services, but the reliance on a single operator creates a potential vulnerability. If the management firm struggles to maintain the quality of amenities or if operational costs rise faster than rents, the value proposition weakens. The sustainability of this model will depend heavily on whether the operational execution can keep pace with the rapid expansion of properties and beds.

TCG Real Estate has outlined a massive financial commitment to this expansion. The conglomerate plans to invest over ₹5,000 crore into its real estate arm over the next three years, with a significant portion earmarked for the managed-living sector. This capital injection supports the aggressive rollout of properties across major Indian metros, ensuring that the service standards required for the premium segment are consistently maintained. The investment strategy aligns with the broader vision of establishing a national network of high-quality living spaces.
