B-Right Real Estate eyes major Mumbai expansion

Mumbai’s skyline is set to grow by another 4.7 million square feet over the next decade, if B-Right Real Estate Group sticks to the timeline it unveiled last week.

The Pune-based developer, which has spent the last 17 years specializing in redevelopment and Slum Rehabilitation Authority (SRA) projects across the city, laid out its Vision 2033 roadmap at an event in Mumbai. The plan keeps the company’s focus squarely on Mumbai, with no mention of expansion beyond the metropolitan region.

Financial discipline as a guardrail

Founder and managing director Sanjay Nathalal Shah told attendees that financial discipline at the project level is non-negotiable. “Projects need enough financial strength to keep construction moving without relying entirely on sales,” he said. That buffer, he added, helps avoid the delays and stoppages that have plagued other Mumbai redevelopments.

As a BSE-listed company, B-Right also faces external scrutiny. Regulatory oversight, institutional investors, and lenders add layers of accountability, Shah noted. Those stakeholders don’t always see eye to eye—especially in distressed or stalled projects where residents, buyers, and lenders have competing priorities. Bringing them together, he said, is the only way to restart work.

Next-gen leadership steps in

The event also marked a generational shift. While Sanjay Shah continues to oversee finance and governance, his son Rudra Shah is taking charge of on-ground execution and technology. Rudra, speaking at the event, described his role as hands-on: working directly at project sites and using digital tools to keep developments on track.

That handoff comes as the company prepares to break ground on several new projects. The pipeline includes five Mumbai developments: Grandeur in Mulund West, Shivaji Nagar in Borivali West, SKY54 in Malad East, Ultra City in Goregaon West, and Godavari in Chembur. SKY54, the largest of the bunch, will span roughly 650,000 square feet under the SRA framework, mixing residential and commercial spaces.

Whether the company can hit its 4.7 million square-foot target will depend as much on Mumbai’s regulatory climate as on its own execution. Redevelopment projects often get tangled in disputes over compensation, land titles, or municipal approvals—delays that can stretch for years. B-Right’s insistence on financial discipline might help, but it won’t eliminate those risks.

The company has no plans to diversify beyond Mumbai for now. That singular focus could be an advantage in a city where redevelopment is both a necessity and a minefield. It also means every misstep will be magnified.

For now, the roadmap is set. The first test will be whether SKY54 in Malad East breaks ground on schedule—or gets stuck in the same bottlenecks that have stalled other SRA projects.
