Gurugram Property Prices Surge Up to 165% in SPR, Sohna

Property values on Southern Peripheral Road and South of Gurugram have surged over the last five years, with prices on SPR increasing by 165% and Sohna rising by more than 140%. Magicbricks data indicates that average residential prices on SPR have reached roughly ₹16,249 per square foot, marking an 18.4% year-on-year increase in 2026 market data. These two corridors are emerging as primary growth corridors in the city, driven by infrastructure upgrades and expanding residential development. The area is shifting from a transit route to a significant destination for living and working, supported by a growing commercial and retail ecosystem.

Infrastructure Improves Connectivity

The transformation of these corridors relies heavily on government-led infrastructure projects. In March 2026, the GMDA floated a tender worth ₹755 crore for a 4.2-km signal-free raised corridor between NH-48 and Vatika Chowk along SPR. This project includes a 4+4 lane raised structure, service roads, ramps, and an interchange at NH-48. The goal is to improve connectivity between SPR, NH-48, Dwarka Expressway, and the Gurugram-Sohna Raised Corridor. The state government also approved two road projects totaling ₹69 crore, including the completion of the Sector 68–69 missing link and an upgrade of the 7.1-km IFFCO Chowk–SPR corridor.

NHAI has proposed a dedicated two-lane left-turn flyover with paved shoulders for traffic traveling from Delhi towards Sohna Road. Additionally, a second-level, three-lane right-turn flyover above the existing NH-8 flyover is planned for traffic moving from Sohna towards Delhi. The planned interchange aims to separate through traffic from local movements to ease congestion at the junction and improve connectivity between Delhi, Sohna Road, and Sohna. In Sohna, the operational Gurugram-Sohna Raised Corridor and its connection with the Delhi, Mumbai Expressway have improved access to Gurugram’s employment centers, while planned metro expansion and the development of IMT Sohna provide further support.

Commercial Projects Accelerate

The next phase of development focuses on commercial activity as residential communities become operational. The need for organized retail, neighborhood shopping, offices, hospitality, healthcare, and entertainment is rising alongside housing demand. Colliers’ research highlights the emergence of the Sohna Road business world, which includes 26 business park, IT/ITES, and SEZ projects, along with approximately 13.28 million sq ft of existing commercial stock. SPR has attracted established developers such as DLF, Signature Global, and Godrej Properties, while Sohna has seen participation from Central Park, Raheja, Emaar, Trevoc, and Signature Global.

Signature Global has developed Cloverdale SPR in Sector 71 and recently entered the branded residences segment with Tonino Lamborghini Residences, a premium development spread across 12.4 acres on SPR. The company is also developing Infinity Mall in Sohna, described as the area’s first organized retail destination across 2.15 acres. This mall is planned as an raised lifestyle and entertainment destination with a mix of retail brands, a multiplex, a food court, restaurants, entertainment options, and a terrace café. Its connectivity to NH-48 and the Delhi, Mumbai Expressway is expected to serve a catchment of nearly 5 lakh residents in and around Sohna.

SPR is moving along a similar path, with its expanding residential base increasingly supported by commercial and retail development. Its location between established employment hubs and emerging residential clusters is attracting Grade-A offices, high-street retail, hospitality, and mixed-use projects. Signature Global has also entered large-scale commercial real estate through a 50:50 joint venture with RMZ Group to develop a mixed-use commercial district on SPR comprising offices, hotels, and retail spaces. With residential density increasing, employment centers expanding, and connectivity improving, these corridors are gradually developing into interconnected residential and commercial ecosystems.

Market Outlook

Mr. Pradeep Aggarwal, Founder & Chairman of Signature Global (India) Ltd., noted that the two corridors are moving into an important phase of evolution where infrastructure-led connectivity is translating into broader economic and real estate activity. As more homes, employment centers, and social infrastructure come up, demand for organized retail, offices, hospitality, and other commercial services deepens. SPR is emerging as a premium residential and mixed-use corridor, while Sohna is developing into a larger residential and employment-led destination. The convergence of infrastructure, developer participation, and rising consumer demand is expected to strengthen the position of these micro-markets as important growth areas.
